The Māngere College pool was in a state of disrepair. Years of wear and exposure had left the pool empty, contaminated, and structurally neglected. The original surface showed signs of algae buildup, structural staining, cracked lining, and debris. The surrounding area was aged, with no safe or visually appealing surrounds for poolside access.

Issues identified:

Significant surface degradation and biological growth.
Debris and broken elements throughout the base.
Faded or missing lane markings.
Old or nonexistent coping and edge safety.
