Project Profile: 543 Dominion Road – Tenancy Reinstatement
APS was engaged to complete a full tenancy reinstatement at 543 Dominion Road, delivering a comprehensive upgrade across the ground floor, stairwell, and first floor. The project involved structural improvements, interior refurbishment, and replacement of key services to restore the tenancy to a high-quality, functional standard.
Project Overview:
The scope of works included site establishment, health and safety management, coordination of trades, and full project delivery from demolition through to final clean. APS ensured efficient programming and seamless management of all subcontractors, maintaining high standards of quality and compliance throughout the project.
General & Site Works:
Initial works included the safe disposal of construction waste and building debris, followed by full site establishment. This covered material procurement, site setup, inductions, and ongoing maintenance in line with health and safety requirements. APS managed all trades onsite and completed a detailed final clean upon project completion.
Ground Floor Works:
On the ground floor, structural strengthening was carried out to the wall between the front house and kitchen. Ceilings were upgraded with new insulation and a top-notch plasterboard system, finished to a high standard and painted. Wall linings were reinstated, plastered, and painted to provide a refreshed interior finish.
Additional works included:
- Replacement of the kitchen subfloor and installation of new vinyl flooring with full floor preparation
- Installation and painting of two new toilet doors
- Replacement of timber trim beneath the stairwell
Stairwell Refurbishment
The stairwell was repaired and refreshed with new plasterboard linings, plaster finishing, and painting. A plywood patch was installed to the landing, and overlay flooring was replaced with full preparation to ensure durability and consistency with adjoining areas.
First Floor Works
The first floor underwent a full interior upgrade, including replacement of ceiling insulation, new ceiling linings, and repainting throughout. Wall linings were reinstated, plastered, and painted to match the upgraded interior standard.
Key features of the first-floor works included:
- Removal and reinstatement of seating benches to allow for new overlay flooring installation
- Replacement of overlay flooring throughout, along with vinyl flooring in wet areas
- Installation of tiled flooring in the kitchenette, including membrane and floor preparation
- Replacement of wall tiles and cabinetry in the kitchenette
The bathroom facilities were fully upgraded with the supply and installation of:
- Three new toilets and three basins
- Four new toilet doors and trims, all finished and painted
Services Upgrade:
The project also involved coordination and installation of essential services, including electrical, plumbing, gas, and fire alarm systems, ensuring the tenancy met all operational and compliance requirements.
Outcome:
The successful reinstatement at 543 Dominion Road delivered a modernised, compliant, and ready-to-lease commercial space. APS’s attention to detail, efficient project management, and coordinated delivery ensured a high-quality finish across all areas of the tenancy.
